Sausalito California 94965

BlackStone, a California corporation, represents sellers and purchasers of Sausalito homes - including single family homes, condominiums, and Planned Unit Developments. We practice Single Agency, exclusively, and not Dual Agency. This means that we represent seller clients and buyer clients, but we never represent both on the same parcel of real estate.

This site discusses the multiple listing service; historical sales prices; seller disclosures; buyer inspections; property taxes; mortgage financing; real estate brokerage ..... Issues affecting homeownership such as schools, mass transit, demographics .... are included; as are The BlackStone Commentaries.

This site is NOT intended as a clone of the Chamber of Commerce, lauding the wonders of Sausalito. THAT, is done well, by the Chamber and others.

SAUSALITO

"Sausalito has been an oddity for well over one-hundred years. Despite its well-established appearance today, odds were against it ever becoming a town in the first place. It's unlike most of the other small towns in Northern California in its beginnings and its growth, and probably its future. When, in 1838, William Richardson, an Englishman by birth and a Mexican by choice, received a Mexican land grant of the entire Marin Headlands, he took possession and called it Rancho Del Sausalito (Ranch of the Little Willow Grove)."
From Sausalito History, How we got to where we are, by Linda and Wayne Bonnett.

The Official Sausalito site includes the business of City Hall, including links to departments, boards, commissions, et al. The Planning Department and Building Division have the most to do with real estate.

The 2000 Census reported the Sausalito population at 7,330.Year 2000 demographics for Sausalito, are available at the ABAG site: population, race, sex, age, housing, education. Another excellent demographics site is City-Data.com site.

SAUSALITO MUNICIPAL CODE

When I last checked I could not find the entire Sausalito Municipal Code online. Two ordinances which are important to real estate are: Chapter 8 of the Municipal Code, Buildings and Construction Ordinance, and Chapter 11.12, the Trees and View Preservation Ordinance. The latter reads, in part:

"11.12.010 PURPOSE AND INTENT: The General Plan of the City of Sausalito recognizes the contribution of both trees and views to the character and beauty of the City. The removal of trees without reasonable care would destroy the natural beauty of certain areas, contribute to erosion, increase the cost of drainage systems, reduce protection against wind, and impair residential privacy and quiet. This chapter acknowledges that trees and views, and the benefits derived from each, may come into conflict. This Chapter presents guidelines to resolve such conflicts so as to provide a reasonable balance between trees and views related values. It is the intent of this Chapter to provide an atmosphere in which residents of this community can resolve their differences amongst themselves without City intervention. For these reasons, the City Council enacts these regulations to promote the public health, safety and welfare."

SAUSALITO SCHOOLS

Sausalito Marin City School District

The Sausalito Marin City School District is an elementary district drawing its student population from Sausalito and Marin City. The District has two small schools for kindergarten through 8th grade: Bayside/Martin Luther King Elementary School and North Bay Elementary School. District enrollment is 255 students. Class size averages 18 students. As of the Spring of 2004 I found that the links to both North Bay and Bayside were broken, and there were no new links to be found.

North Bay School is located on a sunny, 11-acre site in Marin City. Because North Bay is an alternative, "parent choice" school, parents must apply for admission for their children. The school has three classroom groups: grades K-2, grades 3 - 5, and grades 6 - 8. Each group has a teacher and teacher aide as well as assistance from parent volunteers. The curriculum includes classes in Spanish, art, and computer science. A competitive sports program is provided for students in grades 6 - 8. Following the tradition of the "one-room school," North Bay School promotes partnerships between students, parents and staff. Bi-weekly Circle Meetings give everyone a voice in the operation of the school.

Bayside/Martin Luther King School is located on a wooded 13 acre site in Sausalito. The school facility has a computer room, visual arts room, science lab, and two-story library. In addition to the basic curriculum, elective classes are offered in art, computer science, instrumental music, Spanish, PASS (Promoting Achievements in Schools through Sports), and physical education. A competitive sports program is provided for students in grades 6-8. Bayside/MLK School was honored in 1989 as a California Distinguished School in recognition of its program excellence. Private, on-site day care is available before and after school.

Willow Creek Academy (Charter) (K-4)

"Willow Creek Academy is a charter school formed to serve scholastically and socially prepared K-8 students who show the ability and promise of succeeding in an academically challenging setting. Willow Creek will provide an integrated learning environment that will allow students to study and complete competencies within an academic and social curriculum at their own pace and level. "

Tamalpais High School

" The ultimate purpose of Tamalpais High School is to prepare the young people of this community to become better men and women in whatever walk of life they may engage. We do this by maintaining a learning community that celebrates diversity, honors excellence, and provides students the opportunity to question, create, think, and dream."

For links to private schools in Sausalito try the Online Guide to Bay Area Private Schools.

For STAR test results see our Marin site.

Also, any school can be compared to other schools in the District, the County and the State using the Education Data Partnership site. From the "Reports" menu select "Schools". After entering "Marin" in the County field, then select any elementary, middle or high school district. Then, from "Related Links" choose "Compare Schools". In the grid for "Compare schools" pay attention to each field to insure that the result matches your search: eg, comparing one school to all in the County.

CRIME DATA

The Marin County Sheriff: The Department is charged with law enforcement outside of incorporated areas, which are divided into four areas. The unincorporated neighborhoods of Southern Marin are in Area 1.

The Attorney General: This Office logs crime statistics for every city and county in California. The County of Marin crime statistics are found on its site.

Megan's Law,: since 1999, every lease or rental agreement for real property, or real property sales contracts for residential real property, must contain written notice that a prospective purchaser can access the data base containing information about registered sex offenders.

Not a pleasant topic, but it is important to understand how to access the online sex offender database called Megan's Law, and what it contains. It is maintained by the California Attorney General. On entering the site one must first read and consent to a general Disclaimer.

There are seven search modes: by name, city, ZIP Code, or county; or within a predetermined radius of a selected address, park, or school.

There are pictures of every registrant, and most include addresses. The 'more info' link provides tabs for descriptions, offenses, scars/marks, and aliases.
